Missing Middle Class and Housing Affordability in San Diego

For decades, the dream of homeownership has symbolized stability, opportunity, and the promise of a better future. In Southern California—especially in my home town San Diego – that dream has slipped further out of reach for the very group that once defined it: the middle class.

The Squeeze on Middle-Class Families

Middle-class families are the backbone of San Diego’s economy—teachers, nurses, construction workers, firefighters, public sector employees, small business owners, and countless others who keep our communities thriving. Yet, despite working full-time jobs and earning steady incomes, they face a cruel paradox:

  • They earn too much to qualify for government housing assistance.
  • They don’t earn enough to afford today’s real estate housing prices comfortably.

With the median home price in San Diego hovering near $1 million, even families earning $100,000–$150,000 a year are struggling to afford quality housing. Mortgage interest rates, rising property taxes, insurance costs, and the lack of available inventory make matters worse. Many are forced into renting indefinitely, paying skyrocketing rents without ever building equity.

No Safety Net for the “Missing Middle”

Low-income assistance programs exist for those below certain thresholds, called AMI – Area Median Income, which in San Diego is $119,000 for a family of four. Most Low-income assistance programs for both purchasing real estate and for rental max out at 80% of AMI, i.e., if your family income is higher than $95,000 a year, you don’t qualify! High-income earners have the resources to buy or build. But the middle class is caught in a no-man’s-land:

  • No subsidies. No tax breaks. No grants.
  • No down-payment assistance. No realistic entry point.

But at the same time, the middle-class families are arguably the most financially responsible and community-rooted groups in society, they are the ones who live here for generations, they build the character of San Diego, they are the building blocks of our community, yet they receive the least support in achieving the American Dream of homeownership.

The ripple effects are devastating. Young families leave the state for more affordable regions, like Arizona and Texas. Longtime residents are priced out of the communities they grew up in. Teachers and first responders must commute hours each day just to work in the cities they serve. And local businesses struggle to attract and retain talent because workers can’t afford to live nearby.

Housing affordability isn’t just a real estate problem—it’s an economic stability problem and a community identity crisis.

First Key Foundation: Building a Pathway to Homeownership

This is why we are creating First Key Foundation — a non-profit 501(c)3 foundation designed to bridge the gap for hardworking middle-class families who are being left behind.

Our mission is simple: Help middle-class families achieve long-term homeownership through innovative, community-driven direct financial assistance programs for homeowners and strategic partnerships with the local building community to increase local housing supply.

Our Purchase Assistance Loans (PALs) make house purchasing affordable again for first responders, law enforcement, teachers, nurses, small business owners, while through our creative partnership with builders and developers we help bring more quality housing projects and create more housing inventory in our community. Together, we are doing our part to make quality housing accessible—not just to the poorest and to the wealthiest, but to the people who make San Diego what it is.
